The winery is located in a USDA eligible lending area allowing plenty of room to expand and/or diversify. The land can be subdivided into 5 parcels, and the  RR5 zoning is designed to balance residential life with "small farmsteads" and rural activities, offering significant flexibility for future development beyond its current use as a boutique winery. Buyer to verify with the county, but the RR-5 zoning may allow for two homes, two ADUs, and accessory buildings with subdivision in addition to crop cultivation, livestock / equestrian uses, or additional agriproduct sales.

There is a 50% set aside on the land for burrowing owls, which means that the a portion of the land cannot be tilled regularly or developed on. This area is not fixed and can be identified when plans are submitted to the county for approval.
