Approximately 10 acres of flat bottomland are available for lease from a 22-acre property in Graton. The site is a former pumpkin farm and may be suitable for a range of agricultural uses. The landholders are open to an initial short-term lease, with the possibility of a longer-term arrangement based on mutual fit. There may be opportunities for collaboration with the landholders and neighboring farmers.
The property consists of two parcels: a fully fenced 9.86-acre parcel and a partially fenced 13.5-acre parcel. Both are flat and are divided by the West Regional Trail, with proximity to a river and a federally recognized wetland. A portion of the smaller parcel includes a designated wildlife corridor for creek access.
The land has not been planted since 2016. The landholders request the use of regenerative practices; organic certification may be possible if pursued by the lessee. Existing features include approximately 40 fruit trees (citrus, pomegranate, plum, and fig). The landholders currently operate a small market garden on-site and plan to expand.
Water is supplied by an agricultural well (approximately 100 gallons per minute). Irrigation infrastructure is not yet installed but can be developed. The property also includes an easement for winery process water, providing up to 8 million gallons annually during the summer months. The larger parcel includes areas of seasonal flooding and excess water, which may support certain crop types. Swales have been constructed for water management and land division.
A 2,500 sq. ft. barn may be included in the lease. It contains cold storage, wash/pack space, a room for mushroom cultivation, dry storage, office space, a small retail area, and an accessible bathroom with shower. There may be potential for additional improvements, including a commercial kitchen, subject to zoning.
The landholders are open to a variety of agricultural operations and tenants. Lease terms and rent will be determined based on the proposed use.
